Why NRIs should think of Investing in Residential Properties in Mumbai?

FEMA or The Foreign Exchange Management Act states that an Indian citizen staying outside the country can invest in the real estate of India, provided that the property in question is not a farmhouse, plantation property or agricultural land. Moreover, the tax liability for NRIs is diverse if the said property is bought for rental, self use, or for the only purpose of investment. Here are some points that differentiate property buying of NRI from resident property buying in India: The RBI has offered a general consent to housing finance companies and banks listed with the National Housing Bank to offer loans to NRIs for purchasing residential assets in India. Authorized in Indian currency, the loan has to be paid back by the same currency. But, the loan amount, as per the regulations, cannot be credited to the bank account of an NRI directly and has to be paid to either the developer’s or the seller’s account. The loan can be paid back using funds in FCNR deposits or an NRI’s NRO/NRE account. There are several best property sites in India that offer properties on sale for resident Indians as well as NRIs. With such a vast range of benefits for purchasing a property in India, and...

Philadelphia restaurant inspections: Roaches, mouse droppings, and pink slime close eateries

Of all the eateries closed by the city’s sanitarians over the last two weeks, a quarter were large chains or franchises. Burger joint Checkers, for example, had three locations in North and Northeast Philly closed for violations that included evidence of rodent activity (like mouse droppings in an unused soda dispenser), fruit flies in a food-prep area, and a lack of hot water in at least one facility. One McDonald’s location in West Philly, meanwhile, went down for issues such as black residue and pink slime in an ice machine, and mildew accumulation on beverage nozzles. A South Philly Chili’s closed over similar ice-machine troubles, plus visible evidence of rodent activity in the facility. And in Bridesburg, a 7-Eleven faced a shut-down due to temperature issues, including water in its toilet room that wasn’t hot enough, as well as an off-temperature display case. But it wasn’t just the big guys that faced health-code woes. Local fried chicken and donut chain Federal Donuts agreed to close its Sansom Street location over violations like insect activity and black residue in an ice machine. In Old City, an outpost of New Jersey-based sandwich franchise Primo Hoagies voluntarily...

Malachi’s December 2019 Playlist: Christmas Music!!!

Have you or a family member ever spiked your eggnog with too much whiskey? “Must Be Santa” and its accompanying video is the musical equivalent of that. Dylan and crew are wearing ridiculous outfits (forget ugly Christmas sweaters; these are tacky old-timey suits) while a drunken Christmas party singalong ensues. I’m surprised there isn’t yet the “‘Must Be Santa’ challenge” on social media where people drink a shot after every verse, because it would be perfectly fitting. In the midst of recording his masterful IGOR, Tyler, The Creator took a short break to soundtrack Illumination’s animated 2018 The Grinch remake. Further, he released a 10-minute EP titled Music Inspired By Illumination & Dr Seuss’ The Grinch which while blatantly low-effort, is still great; even when Tyler’s not trying to make something amazing, because of his pure genius it turns out very good. “Lights On,” featuring Santigold and Ryan Beatty, is by far the highlight of The Grinch EP. Lyrically, it’s the normal “please come home for Christmas”/“I’m coming home for Christmas” song, but musically it evolves from in its intro a fairly regular sounding modern Christmas song to one with Tyler’s unique producti...

RICHMOND, Va. (AP) — Virginia is going replace nearly 10,000 highway lights with LED lights that use less energy and increase visibility, according to Gov. Ralph Northam. Northam on Wednesday announced a new contract with Trane to replace more than 9,600 lights on Virginia roads, rest areas and weigh stations. He said the upgrade will result in fewer greenhouse gas emissions and save the state $4.6 million by 2036. The new lights are expected use reduce energy consumption by 50% and will start being installed in the spring of 2020. New energy-efficient lighting will make nighttime driving safer on Virginia’s highways, Governor Ralph Northam said today. He announced that the Virginia Department of Transportation (VDOT) will contract with Trane to replace more than 9,600 highway lights with light-emitting diode (LED) products, improving roadway visibility and energy efficiency. The lighting upgrade will reduce highway lights’ energy consumption by more than 50 percent and triple the expected lifetime from five years to 15 or more years. This project is aligned with the clean energy goals the Governor laid out in his 2018 Virginia Energy Plan and in Executive Order Forty-Three whic...

Show Daily Exclusive – Pharmaceutical packagers have the same wish list as other industries: maximize efficiency

Show Daily Exclusive – Pharmaceutical packagers have the same wish list as other industries: maximize efficiency and product quality while reducing overhead, costs and labor. Flexibility is necessary too due to the wide range of packaging formats used. The tactic to achieve these goals is automation, and automated systems can be found from primary packaging through palletizing. One area of activity is aseptic vial filling where ready-to-use primary packages are gaining market share. One system, the compact Dara SX-310-PP/D aseptic filling, stoppering and capping machine from NJM, a ProMach product brand (Booth N-307), offers a high degree of flexibility. It’s compatible with stainless steel or ceramic rotary piston pumps or peristaltic pumps that utilize “single-use” tubing. Operating at 120 containers/min., dosing volumes range from 0.1 to 250ml for liquids and from 2 to 1,500mg for powders. Users can program a variety of fills—with nozzles lowered to the bottom of the containers, halfway up or from above. Stoppering also is programmable: full stopper insertion followed by aluminum/flip-off cap application or half stopper insertion or no capping for lyophilization. A serv...

Syringe, IV bag compounding/filling systems fulfill ‘Mission’: Part II

A six-axis robot positioned in the middle of an automated compounding system’s chamber serves as the the primary mover of materials in sterile filling liquids into syringes and bags at Mission Health. (Editor’s note: Part One of this series described how Asheville, NC-based Mission Health made use of two RIVA™ automated IV compounding systems from ARxIUM that sterile-fill liquids and lyophilized products into IV syringes and bags for administration to Mission Health patients. Part Two takes a detailed look at the syringe and IV bag filling process.) The RIVA automated system prepares injectable doses in syringes and IV bags for Mission Health, performing all critical processing inside an ISO-Class 5 cleanroom enclosure with managed airflow to reduce the risk of contamination. The overall compounding process is both complex and variable. Within the machine’s chamber are several automation stations, including a cleanroom version of the Staubli six-axis robot, which is positioned in the middle of the chamber and is the primary system for moving materials throughout the chamber. Attached to the robot is a gripper with a special multi-tool design that allows it to handle...

DEEPWATER MOORING: Mooring challenges increase with deepwater, rough locations

Norsk Hydro is contemplating use of synthetic fiber ropes to moor the production platform on its deepwater Ormen Lange development off mid-Norway. This is a giant gas-condensate field in water depths ranging from 700-1,000 meters, and prone to fierce winds, waves, and ocean currents. Water temperatures are low at as high as 300-400 meters above the seabed. An additional problem is the uneven seabed caused by the Storegga submarine slide. Although a development plan is a ways off, steel catenary risers (SCRs) will likely be employed in the gas export solution. But, large diameter SCRs (2 x 24-in. or higher) entail a strict platform offset to accommodate bending stresses at the touchdown point. Norsk Hydro believes that a polyester mooring might be the most economic way of reducing offsets. Also, a taut leg mooring system might be influenced less by the seabed irregularities. The firm commissioned Noble Denton Europe to review the potential of fiber ropes for the project. Work to date was outlined in a paper by authors from Noble Denton and Norsk Hydro at IBC’s recent Risers, Moorings & Anchorings for Deep Waters conference, held in London. According to the authors Valer...
